Hawks Landing is dedicated to building a quality product where you don't get "nickel and dimed" on upgrades. Listed below are some of the many standard features on Hawks Landing Homes not yet started. See Mike for the specific spec. for homes already started and build drawings for all model types. Some floor plans are on-line on the model pages of this website.All homes sold by Hawks Landing come with a 1 year limited warranty from the Builder that starts on the Certificate of Occupancy date; this warranty passes through all the manufacturer's warranties as well. In addition, Hawks Landing provides an additional 3 year limited warranty which begins immediately after the Builder's warranty expires. The purpose of the below information is to ensure homebuyers know what to they are getting and to some extent, what they are not getting unless they upgrade. This document does not replace the general contractor's spec,, which is a more exhaustive document that supports the build plan drawings. This document is used as a starting point to draft a document that used when purchasing a home brokered by Hawks' Listing Agent. This edited document does over-ride builder spec. sheets when the two documents contradict each other, this process better insures that homeowners know what they are getting and to minimize the risk of unanticipated change-orders and surprise costs after construction begins.
Hawks desires that the building process be pleasurable, one way to increase the proabibility of that occuring is to minimize surprises during the construction phase.
Rough Carpentry:
- Engineered Quiet Floor Systems
- Roof trusses have 12" energy heel for improved energy efficiency
- 7/16 OSB wall sheeting on 2x4 SPF studs 16 o.c. wrapped with Tyvek (or equivalent) housewrap and insulated with hi-density R-15 providing a high level of insulation while optimizing usable living space.
- Trek composite decking on front porch, inside garage entry, and rear deck. Deep steps on front porch and garage entry.
- Vaulted Living Room Ceilings
- Common wall (Rough and Finish Carpentry, Talon and Goshawk only):
- 1 + hr. rated fire protection wall compliant with State of MI Building Code
- Foundation common wall is 12" cement block
- Floor to Ceiling, 8' high, 8" thick cement block wall separating both units

- Each interior wall has a 2x4 stud wall insulated with R-11 acoustical sound control fiberglass insulation. 2x6 stud walls are offered, though not recommended (lose floor space, don't gain much in insulation value because we use high-density blown insulation when we use 2x4s for the exterior walls).

- Plumbing stub-out through vacuum break to where copper ends to provide water source for irrigation system (Landscaper will install system past vacuum break).
Electrical & Electronics Package:
- Superior than code socket and switch plan including multiple 3-way switches and LVR floor plug
- Under kitchen cabinetry switched lighting, over cabinetry switched plug (switch same as under) for consumer-installed over-cabinetry lighting
- Closet lighting, basement/crawl space lighting, recessed lighting for rear deck (Goshawk only)
- If basement, at least 4 extra electrical outlets (2 per box)
- Power available for water conditioner, even if not installed, and security system control panel.
- Surround Sound wiring
- Light/ceiling fan in LVR, BDRs switched and socketed for light/ceiling fan combination (fan itself is upgrade). 2 lamps per/fixture.
- Fluorescent 4' fixture in Laundry Room - 4 lamp electronic T8 with cloud cover.
- Security System wiring, including fire, temperature, and water monitoring systems
- Phones lines use Cat-5 Ethernet for better audio quality and future functionality if homeowners choose not have a landline phone.
- Patch panel for increased flexibility and swapping out home wall socket jacks (phone, Ethernet, CATV). Upgrades can include a media control panel for speakers as well.
- Speaker socket panel in LVR for 5.1 surround sound wiring system, labeled for each speaker location.
- Access to Internet via Hawks Landing broadband wireless network including your own personal wireless router/firewall which Mike will configure for you if your computer has Wi-Fi capability and if not, Mike will arrange configuration on your behalf.
- Cat-5 Ethernet wiring for home-wide network, 1 plug standard in 2nd BDR, all phone jacks can be changed to home network and we can add network plugs for a nominal fee. 2nd BDR also includes phone line/jack. Ethernet cable runs from patch panel to either a transceiver (single family) or outside switch contained in outdoor compatible switch box (duplex). Electrician responible for cabling, power to box, and outdoor box; Gaslight Media responsible for installing switches and transceiver.
- Each building (single family or duplex) contains a powered-subscriber unit with access to Hawks Wireless Network. Each duplex contains an Ethernet switch to deliver internet access to home (not required on single family). Network equipment located on exterior of building so trouble-shooting can occur without disturbing homeowner.
- Per-home adjustable Internet Access, minimum speed is a true 1024K/256K download/upload speed, access fees are incorporated into low association dues and prorated out to eighty cents a month. Bandwidth upgrades are also possible.
- Premium yard lamppost with timer, lamps are Association-maintained in terms of bulb replacement and seasonal timer settings. Lamppost must be able to go off in the middle of the night and then on in the early morning dark.
- 2 switched premium quality garage coach lights with motion sensors for lighted entry/egress. Protective switch cover to minimize inadvertent switches to "off".
- Laundry and stove area staged for both gas and electric dryer and stove.
- Professionally landscaped
- Irrigation System, owner- or property mgr.-controlled, no water meter or usage costs beyond Dues. Control panel set outside home for property mgr. access. Includes vacuum breaker, heads and lines. Plumber provides plumbing through vacuum breaker.
- Irrigation control panel can be set on exterior of house for an additional $300 to provide access by Property Mgr.
- Excavator backfills with lot's top soil and does a final grade to less than 2% variance. Some lots may require additional topsoil or fill to set elevations and establish lawn, both types of additional fill is an upgrade.
