Development Plans Hawks Landing is a site condominium development located in Livingston Township that borders the city of Gaylord.

Hawks Landing homeowners will purchase and have under their direct control their lot and improvements such as their home, driveway, and landscaping. A master deed controlled by the Association will provide deed restrictions to protect property values and promote a harmonious neighborhood.

Hawks Landing has its own water and irrigation system, security system, and fast broadband wireless network at outrageously low fees. Each individual owner will have an irrigation control panel to allow individual management of the timing and frequency of watering their lot. The cost of maintaining and using the water system will be charged as part of the low association dues.

Twelve of the thirty-five total acres is dedicated to common grounds, including approximately 2.5 acres in the middle of the neighborhood that is approved for amenities the Association may choose to develop such as a clubhouse.

Association dues for 2008 are $462 for the entire year, which are collected semi-annually. Dues fund the cost of maintaining the water system, grounds maintenance, insurance for the common elements, snow removal of the roads, capital reserves, broadband wireless internet access, yard lamppost timer setting and lamp replacement, and property management costs ands fees.

Hawks Landing also offers maintenance-free living packages. In addition to your dues, you can sign-up for several services, most at below single resididential consumer rates:
* Lawn maintenance
* Spring and Fall lawn leanup including lawn aeration
* Irrigation system fall shut-down and spring start-up
* Snow removal of driveway and entryway
* Waste removal
* Cable TV
* Security Monitoring - Fire, Temperature, Water, Police, Ambulance, Burglar
* Semi-annual insecticide application
* Bill paying services - Combines most of above services into one easy to read invoice, auto-debit also available, so you don't even have to write a check!

Goshawk Circle

Goshawk Circle Hawks Landing is a great location for walkers, bikers, and runners. Walking a full circuit on Goshawk Circle, our private road shown in the picture to the right and Black Hawk Drive is aproximately one mile. Hawks Landing is also adjacent to Hayes Road, which is part of the annual Starkermann Biathalon route, where racers both bicycle and run down this road.

Gaylord is home to a huge network of trails and back-country roads that are great for hiking, mountain biking, and bicycling. Gaylord has an in-town 4 mile paved pedestrian path, a heavily wooded in-town 6 mile single-track loop, and quick access to the vast wilderness of the Pigeon River State Forest along with numerous other areas like the Manistee River State Forest and the Jordan River State Forest.

Hawks' Wellhouse

Hawks' Wellhouse Hawks Landing contains a public water system wholly owned and dedicated to the Association. The wellhouse pictured to the right was approved for use in 2006. Our wellhouse features a natural gas generator as a reserve power source in case we temporarily lose electrical power. Though this feature isn't a requirement based on the number of users on-site, this is another example of the committment the Developers' have to providing a great living experience to Hawks' homeowers by guaranteeing water supply during electrical outages.
